Deals told from beginning to end

These are not ratings or stars: they are cases. What the situation was, what was decided, and how long it took to close. Names stay out of it; what I tell you is the deal.

Gavà Mar · Sale Seafront apartment

One month from the first photo to the deposit

The owners were moving abroad and needed to close before the summer. We went out at a realistic price from day one — no starting high and cutting later — with photography and video shot before publishing, and viewings only for buyers whose financing had been checked. The deposit was signed on the third viewing.

Castelldefels · Sale House with garden

A year on the market with another agency

The house had burnt out on the portals: same listing, same photos, a whole year. We withdrew it for two months, emptied and prepared it, reshot everything and relaunched it as a new product at a price that comparables could defend. The buyers came from outside the area.

La Pineda · Purchase Buyers from abroad

They bought without attending every viewing

They lived abroad and could only travel on two weekends. I went to the viewings, filmed each house with its flaws included, and ruled out nine before they bought a plane ticket. When they came, they saw three. They took the second, and the negotiation was done by phone.

Bellamar · Sale and purchase Chained transaction

Selling and buying without ending up homeless

The family was growing out of the house, but they could not buy without selling or sell without somewhere to go. We negotiated deferred handover with the buyer and early access to the keys with the seller. Two notary appointments in the same week and a single move.

Barcelona · Sale Inherited apartment

Three siblings who could not agree

An empty flat, an undivided inheritance and three different opinions on price. I put real comparables from the same building on the table, proposed a single asking price, and put every offer in writing so that nobody negotiated on their own. All three signed on the same day.

Sitges · Purchase Off-market

The house that was never advertised

They wanted one particular street, and nothing on that street was listed. I wrote to the owners of the houses that fitted what they wanted. Two replied; one was thinking of selling in the spring and brought the decision forward. No listing, no curious viewers, no competition.
